Gutters in Milwaukee: what local homeowners should know

Milwaukee’s bungalows, duplexes and older colonials see harsh winters with heavy snow, ice and freeze-thaw cycles. Gutters need strong hangers and seamless construction to survive, and clogged gutters that freeze can cause serious damage.

Mature trees across Wauwatosa, Shorewood and Whitefish Bay make guards a practical upgrade. Summer storms have also flooded basements across the metro, so downspout placement and extensions matter.

Snow, ice and summer storms

Milwaukee averages about 34.6 inches of precipitation and about 48.7 inches of snow a year under the 1991–2020 normals, according to the Wisconsin State Climatology Office. June is typically the wettest month, with heavy thunderstorms, and winter brings snow, freeze-thaw cycles and ice. Lake Michigan moderates temperatures near the shore but can add lake-effect snow and damp, raw spring weather.

Downspout disconnection is required in the combined sewer area

Older parts of Milwaukee and some inner-ring suburbs are served by combined sewers. During heavy rain, clear water from roofs can overwhelm pipes and the Milwaukee Metropolitan Sewerage District’s treatment plants, causing basement backups and overflows into rivers and Lake Michigan. MMSD’s rules require disconnection of downspouts at residential properties of four units or less in the combined sewer area, where disconnection meets the city’s plumbing code and MMSD criteria.

The City of Milwaukee’s Downspout Disconnection Program explains the process: the downspout is cut above the standpipe, an elbow and extension send water onto a lawn or garden away from the house, and the standpipe is capped. Ice dams and older homes

Many Milwaukee homes, including bungalows, duplexes (Polish flats) and early 20th-century houses in Bay View, Washington Heights, Riverwest and Shorewood, have steep roofs and limited attic insulation. Ice dams are common. Gutters should be attached with hidden hangers about every 2 feet into rafter tails, and fascia should be sound. Basements and clay soils

Most Milwaukee-area homes have basements, and the region’s clay-rich soils drain slowly. Roof water discharged at the foundation is a common cause of wet basements and foundation cracks. Milwaukee lost many ash trees to the emerald ash borer, but maples, oaks, lindens and honeylocusts still line older streets. Leaves fill gutters in October and November, shortly before freezing weather, and helicopter seeds and blossoms clog them in spring. Wisconsin contractor rules

Wisconsin requires a Dwelling Contractor credential, with a qualifier who has completed approved training, for businesses doing work on one- and two-family homes that requires a building permit. Gutter-only work often does not need a permit, but roofing and some exterior projects do, and Milwaukee-area municipalities may have their own rules. Ask the installer about credentials and permits, and for proof of insurance and a written contract.
